One of the most humbling experiences of my life. 0 ventilation in hallways that smell like fish food, crawling with bugs and critters, rats chewing through walls, janky furnace and electrical setups, Leaking ceilings, faeces in stairwells, and to whoever’s in charge of carpentry - YIKES.
Your belongings will become garbage. Eating is difficult, Shopping is miserable. Everything you bring into the unit feels like another hiding spot for cockroaches. New pizza set on the counter for 2 minutes? Watch them scurry from the box as soon as it’s exposed to light. Got a loofah? Better check it before you use it.

Witnessed two homeless people engaging in sexual activities on the lobby floor. Security said they saw it on the cameras….. but failed to intervene. Cool.

Our experience with this building’s management has been nothing short of a nightmare. From day one, they failed to deliver the complete set of keys as agreed upon, even though they themselves set the handover date. When we followed up, rather than properly scheduling a time, someone would just show up unannounced at our apartment door—completely unprofessional and inconvenient.

To make matters worse, instead of taking responsibility for their own failure to provide the keys on time, they used it as an excuse to fine us over $200! This was for keys that, per our lease, we should have received on the first day. The irony? We still don’t have them.

All of this happened within our first week of moving in—just the worst kind of management. I can only hope to speak with Chris to get this resolved because it was my hard-earned money they unjustly took due to their mistake.

If this is how they treat new tenants, I dread to think what other issues might come up. Proceed with caution.

Avoid renting here at all costs!!!

Crawling with cockroaches. They’ll get into everything including your food, appliances, electronics, furniture, and come with you when you move out.

The cockroach treatments are ineffective, and you have to pack up your entire apartment when they do a treatment and find somewhere else to stay for the entire day. (A huge pain if you have pets)

Don’t expect your key deposit or rent interest back. Doesn’t matter how many times you ask for it after moving out.

They changed the mailbox keys and never gave us a new key.

We moved out but were still leasing the unit and they had people in for viewings and to do work on the apartment and never gave us notice. Left the unit unlocked too. Someone did their laundry in our apartment!

Before moving in, they promised to repaint but never did. Also it was dirty (sticky cupboards and counters, dirty floors).

The floors are uneven- so much that you can feel it when you walk, and all round objects roll.

The building is coming apart. Mostly from residents who beat up the building.

In the back there are people who run drug deals out their windows. It is really sketchy and unsafe for young females.

They advertise a rooftop patio that is never open.

It is loud. At night you can hear crackheads screaming up and down the street.

I could go on forever with all the things wrong with this place. It’s gross and dirty and they charge you an obscene amount.

AVOID THIS PROPERTY AT ALL COSTS!
I wish I can give 0 star.
- The building is filthy, more importantly the whole building is infested with cockroach, A LOT OF THEM!! No matter how many times of pest control they did, the cockroaches will never go away. And when pest control is arranged, you need to bag and cover all the things in your apartment which is more annoying than the cockroaches
- The property mangers are not willing to help at all. THEY DO NOT CARE ABOUT THE TENANTS
- My deliveries got stolen inside the locked area a few times but they did nothing and just asked me to report to police
- One thing I have to appreciate the property management team is that THEY ARE VERY FRIENDLY WITH HOMELESS PEOPLE, they let them stay inside the building in winter to enjoy the heat

Myself and my 2 roomates stayed here for a year (new part of the building).

Postives:
Reid was great to deal with and very helpful. They have serveillance cameras outside and by the doors. Keys are needed to enter the building. Rooftop patio is quite beautiful in the summer. Ideal if youre looking to stay downtown. We were able to rent A/C units at an additonal price during the summer. They have furnishing options.

Negatives:
We had multiple unfinished things in the apartment (exposed wires where plug in was supposed to be, plug in that didnt work for the whole year, furnace filter was filthy and never changed, all despite having asked multiple times and put in a work order on their website). Although they advertised the option of in suite laundry, the closet area was made too small to fit even an apartment size washer and we had to result in having a tiny portable one. The floors were freezing in the apartment during the winter as well as very uneven floors throughout the apartment. On multiple occasions I have spotted roaches and even a rat once (inside the building). The parking space is small and I always worried about my car getting dinged. We had a very difficult time getting our rent reciepts and never got our key deposit back after moving out (also requested multiple times). There is definitely a lack of communication here.

This is not a luxury apartment building.

This place is amazing. Good apartment sizes and prices are good. The staff is amazing. Good services and great location near Kingston Center and Giant Tiger. Close to University and College. Bus access right in front. The owners are super friendly and building managers also. Laundry on site is great. Close to grocery stores. Front building is new and awesome. Back building is great for a single person also. You should check this place out it is affordable.

So Gross. Went to look at an apartment, cockroaches were climbing up the walls. The people who live there look like street people. I didn't see rodents but saw rodent traps. Stay away from this place!

Overall lovely experience, clean modern apartments, friendly neighbours, landlord is kind and easy to communicate with as well as the building managers. Conveniently located. Very satisfied with my experience here.
